Strong estimating skills are essential, as the ideal candidate will be involved in budgeting and cost analysis. The candidate should have a solid understanding of building trades, methods, and materials, with a particular emphasis on Mechanical, Electrical, and Plumbing (MEP) systems.Reporting to the Project Executive and NOVO ownership, the Project Manager will supervise project teams, including Superintendents, Project Engineers, and Project Administrators.At NOVO, you will work on 2-4 projects in a year, each lasting about 12-18 weeks, gaining exposure to various clients, architects, and subcontractor trades.We offer comprehensive benefits extending beyond medical, dental, and vision coverage, including community involvement, continued learning, and career advancement.DUTIES AND RESPONSIBILITIES(Note: Additional duties may be assigned on an individual basis)Pre-constructionAttend and coordinate project job walksPrepare Request for ProposalsAnalyze subcontractor proposals and generate Bid TabulationsProduce quantity take-offs for multiple disciplinesContribute constructability reviews as member of the extended Design TeamActively participate in the General Contractor proposal and interview processSafetyConduct daily project walks with SuperintendentWork with Safety Director to establish Site Specific Safety PlansCoordinate and review Job Hazard Analysis and High Risk activities with Safety Director and entire construction teamComply with, understand, and support corporate safety initiatives to ensure a safe work environmentContract AdministrationDraft Owner/Client contracts and Subcontract agreements for review by SPM or PXFunction as main point of contact with Subcontractor's field and office personnelReview and prepare owner billings on a monthly basisCost ControlIdentify, track and manage scope and change orders for Owner/Client and SubcontractorPrepare and present Owner/Client change orders in a timely and complete mannerRoute and approve subcontractor and material invoicesPrepare Owner/Client and internal project updates on a monthly basisExecute Owner/Client and subcontractor financial close-outDocument ControlDevelop, track and manage RFI, Submittal and Change Order LogsGenerate action item lists and follow-through to completionCoordinate and update Master Drawing Set and logsDistribute project drawings, addenda, design changes, RFIs, submittals and documentation to extended teamMonitor and log 3rd party testing, project access and logistics plansSchedulingPrepare, monitor and update Master ScheduleWork with Project Superintendent to identify project progress to dateIdentify potential project impacts and proposed solutionsPrepare 3‑wk Rolling SchedulesMeetingsConduct weekly Subcontractor Meeting with Project SuperintendentAttend and contribute in weekly Owner, Architect and Contractor meetingsPresent RFI, Submittal and Change Order LogsPrepare and distribute meeting minutes and project documents to extended teamTechnical AbilityUtilize engineering or construction management background to identify field issues and suggest potential alternatesReview subcontractor and vendor drawings and submittals for adherence to plans and specificationsConduct coordination meetings with Architects, Engineers and multiple subcontractor tradesInterface with Architect and Engineers to efficiently resolve technical issues and convey information to field and entire teamWorking knowledge of Current Good Manufacturing Practices (cGMP), Good Laboratory Practices (GLP), advanced technology facilities, strong M/E/P/F background and best industry practice for design and construction is beneficialManagementManage, motivate, teach, and mentor direct reportsCoordinate with Estimators to establish budgetCoordinate efforts with Estimators, Owners, and Project Managers to manage resources to meet project scheduleManage bid review and bid closing to ensure accuracy of bid and evaluate project feasibility; work with estimating team to develop bid scheduleCoordinate with Owner, Project Managers and Project Team to develop comprehensive plan for project start up and successful kick‑offProvide environment where dynamic project communication occurs between Project Engineers, Superintendents and Administrators to ensure work is accomplished in an efficient, profitable, and safe mannerEstablish and maintain working relationships with Owners, Architects, Construction Managers, Landlords, Facility Managers, End Users, etc., providing customer service to develop long‑term partnerships with client baseEnsure accurate construction reports for the job allowing for continuous improvement in performanceManage flow of critical information to all team members in a timely mannerDevelop strategies, supervise and problem solve with project team to deliver projects on time and within budgetProvide guidance for effective planning, design, contract and resource developmentManage pre‑construction with client in order to achieve construction budgetAdvise on Value Engineering opportunities for potential cost savingsLead Construction Management process by providing opportunities to anticipate potential problems, facilitate innovative approaches, nurture relationships and create a positive work environmentSkills and QualificationsBachelor's Degree in Construction Management, Civil Engineering, or construction affiliated fields and degreesMinimum of 5 years of commercial construction experienceFlexible with ability to manage multiple tasks/projects concurrentlyResourceful, with respect to problem identification and resolutionStrong verbal and written communication skillsAble to operate in a fast‑paced working environment with minimal direction from Senior ManagementAble to create and support team moraleLEED AP preferredProficient in Microsoft Office Suite (or similar project management software, Scheduling software (MS Project and/or Primavera), accounting systems and software, and estimating software)Compensation and BenefitsSalary: $120,000.00 to $150,000.00 annually, based on qualifications and experienceFull time: 40 hours per week Monday‑Friday in the office/job siteInsurance Package: Medical, Dental and Vision401(k)Paid HolidaysSick TimeOSHA 10/30 TrainingCommuter Benefits (CA only)Gym Subsidy#J-18808-Ljbffr
