Job SummaryThe Property Supervisor directly supervises staff and oversees the operational, fiscal, compliance, and physical management of buildings as may be assigned in North Beach/Chinatown/Mission Bay/Mission/Tenderloin. The position requires an experienced leader and a team‑builder with excellent administrative and interpersonal skills, who is sensitive to residents' needs and capable of inspiring teamwork at sites. We encourage people of color to apply.What You Will DoEssential FunctionsSupervise staff to ensure compliance with occupancy regulations, fair housing laws, and organizational policiesDevelop, monitor, and maintain annual site budget and capital improvement plans for each projectReview and submit all financial/occupancy, monthly, quarterly, and annual reports on timeDevelop, implement, and enforce lease agreement/house rules, tiered rent increase, fair housing law, local ordinance, resident selection criteria, and affirmative marketing planCoordinate with Asset Management, Housing Development and Resident Services on rehab, new construction, and relocation projectsLead marketing and oversee lease‑up of new or existing propertiesWork collaboratively with Facilities Manager, Property Managers, and Maintenance Supervisor to develop, implement, and maintain programs addressing building safety, cleanliness, and preventative maintenanceTrain, supervise, and oversee the work of staff in job responsibilities, organizational policies, procedures, and safe work practicesAssist Director of Property Management in developing and implementing training systems such as change of Tax Credit and HUD policy, re‑certification process, Yardi Voyage, and fair housing knowledgeWork closely with Director of Property Management in decision‑making on portfolio operational performance and standardsParticipate in bi‑monthly safety meetings, HUD industry meetings, and other Property Management Department regular meetingsDe‑escalate and mediate resident grievances in a timely and professional mannerConduct regular site visits and attend resident meetings if neededJob ResponsibilitiesPersonnel & FinanceSupervise staff to ensure compliance with occupancy regulations, fair housing laws, and organizational policiesCoordinate interview and selection process for on‑site staff and address personnel management issuesDevelop, monitor, and maintain annual budget and capital improvement plans for each projectPrepare and submit management and financial/occupancy reports to funders or regulatory agenciesAudit end‑of‑month reports in Yardi system and prepare quarterly variance reports for each propertyMeet with Resident Services Supervisor monthly to review resident issues and potential legal casesProperty ManagementDevelop, implement, and enforce lease agreement/house rules, tiered rent increase, fair housing law, local ordinance, resident selection criteria, and affirmative marketing planWork with Asset Management, Housing Development and Resident Services on rehab, construction, and relocation projectsLead marketing and oversee lease‑up of new or existing propertiesMonitor rent roll, receivables, and approve invoicesWork collaboratively with Facilities Manager, Property Managers, and Maintenance Supervisor to develop, implement, and maintain programs addressing building safety, cleanliness, and preventative maintenanceOversee outreach efforts to open wait list and fill vacancies in accordance with the Property Management Department's Performance StandardParticipate in legal proceedings such as evictions or resident disputesDe‑escalate and mediate resident grievances in a timely and professional mannerHost portfolio meetings on a regular basisParticipate in bi‑monthly safety meetings, HUD industry meetings, and other Property Management Department regular meetingsRespond to building emergencies as necessary (by phone)Represent organization with residentsSupervisory DutiesTrain, supervise, and oversee the work of staff in job responsibilities, organizational policies and procedures, and safe work practicesRecruit, interview, and hire for vacancies in directly supervised positionsWrite performance reviews and develop annual work goals for staff supervisedEnsure staff know and follow safe work practices and policiesDevelop performance tracking systems for properties assignedConduct regular site visits and attend resident meetings if neededMaintain ongoing communications with Compliance Manager, Property Managers, and Assistant Property Managers regarding compliance issuesCoordinate all monthly, quarterly, and annual reports to be completed on timeAssist Director of Property Management in developing and implementing training systems such as change of Tax Credit and HUD policy, re‑certification process, Yardi Voyage, and fair housing knowledgeWork closely with Director of Property Management in decision‑making on departmental policies and portfolio operational performance
